From two townhouses to one barn-style home

When the new owner acquired this site on the edge of Ampney Crucis, it had planning permission for two semi-detached townhouses. They appointed Cotswold Architects to develop a bespoke house design more suited to its rural surroundings.

Expansive glazing and vaulted ceilings

Our proposal replaced the townhouse scheme with a generous barn-style dwelling featuring expansive glazing, vaulted ceilings and a linked double garage. The garage at New Barn was designed to allow future conversion into a games room.

Drainage on a high water table

The site’s high water table required specialist drainage input. We worked with a local drainage engineer to develop a sustainable surface-water drainage strategy, and liaised with Thames Water to secure consent for a sewer connection.

Planning and the Cotswold Beechwoods

Cotswold Architects also navigated additional planning requirements relating to the Cotswold Beechwoods Special Area of Conservation, as the council established its approach to mitigation.

Design and planning working together

New Barn illustrates the importance of combining residential architectural design with careful preparation and coordination of planning applications in the Cotswolds.
